The big Market news from August 2017 Boulder County stats is that we are finally seeing a jump in inventory. While 25% growth in inventory for Attached and 11% for Detached Dwellings certainly is noteworthy, it’s important to remember how low Boulder’s inventory was to start. While inventory has increased to 1.9 months supply for Attached and 2.8 months supply for Detached Dwellings, a balanced market is closer to 6 months. In other words, we are headed in a healthier direction, but it’s still a Seller’s Market.
Seller’s need to be vigilant. Now, more than ever it’s important to price a home correctly when it first comes onto the market. While Boulder County homes have seen a significant increase in value over the last few years, some Sellers are overpricing homes which often have negative effects on the final selling price.
The highest demand for homes occurs from February through May which drives up home prices. Later in the selling season, as demand evens out, a well-priced home will still quickly in Boulder as evidenced by the decrease in average days on market for both Attached and Detached Dwellings.
However, over-priced homes are sitting longer and selling for less as inventory increases widening the choices for Buyers. That is reflected in the slight decrease of Percent of List Price Received in August 2017 vs August 2016. Homes priced too aggressively often fall prey to the “stale home syndrome.” Once a home in the average price range have been on the Market for a month or more, Sellers are decreasing asking prices and even then, are still accepting offers lower than the asking price. This isn’t just for homes with flaws like foundation or roof problems uncovered by inspection. It’s a general reaction by Buyers.
Buyers tend to be more aggressive in their negotiations when a home has sat on the market. Sellers can help prevent this effect by carefully working with their realtor to accurately price a home not only based on the year’s trend but by looking closely at the month to month trend of sales prices. Luxury homes Sellers do typically take longer to find the right Buyer do to a smaller Buyer pool. Simply put, the number of people able to buy luxury homes is less and it takes time to find the right buyer.
Overall, it’s good news this month. Sellers who prepare properly for the market by staging and pricing a home well still sell homes quickly and benefit from the great growth in values. Buyers finally have more choices and negotiation opportunities. Buyers should not expect Boulder County home prices to fall in the foreseeable future however and buying now will allow them to benefit from the jump in values expected early next year as demand ramps up. It’s still not 100% clear if this trend will continue. The influx of home buyers into the area and limited land left for new home development keeps future predictions hazy.

Selling a home can be a lengthy process, but increasing home value and lessening the selling period may be easier than you think. Curb appeal plays a large role. The better the curb appeal, the higher the selling price, and less time the house spends on the market.

Mother Nature decided to have spring-like weather for us early this year and the Real Estate market decided to follow her lead with an extremely strong January.
February proved to be another strong real estate market in Boulder County but we are beginning to see some leveling.
New listings in 2017 were consistent with what we saw in 2016 with 335 new listings. We did see a fall in Sold listings of 12% even though inventory is slightly up this year. Even with this drop we still only have 1.4 months of inventory, which still indicates a strong Seller’s market.
As is common when a market begins to plateau we are seeing Buyers being slightly more price sensitive, which is indicative of average sales price for this year only increasing 2.6% as compared to last year. This number is more in line with what we experience in a balanced market. We saw a strong decrease in Days on Market from 64 days to 55 days, which when we look closer we see that homes that are priced well are going under contract quickly.
The Percent of List Price Received 1.2% drop to 99.5% gives insight into the shifting mindset of Buyers. This is still a very strong number but does indicate a slowing in homes selling for over asking price.
The Best Time to Sell Your Home
The most common question I’m asked is, “When is the best time to sell my home?” Here is your answer, spring! Anytime from late February through mid-May is the best time to list your home. Here is why:
Peak Season
The peak of real estate season is usually early summer in Colorado. Many families wait until the end of the school year before listing their home. In late May and early June, there is an influx of homes for sale.
Competition
More inventory is good for buyers, but sellers looking to maximize the value of their home are better served when they beat the competition to the market. Right after the winter holidays, serious Buyers start looking at homes for sale online. By February they have a good idea of their price range and desired area.

Market Insight Boulder County: Mountain Properties Heating Up
Mother Nature decided to have spring-like weather for us early this year and the Real Estate market decided to follow her lead with an extremely strong January.
The First quarter of 2016 was an incredible start to the year and we are poised to see an even stronger market in 2017. Single family home inventory experienced a slight uptick of 3.7% with sales coming in at 5.4% higher. The median sales price in Boulder County for January increased 24.9% when compared to January 2016.
Solar powered energy is a popular source of clean energy that many homeowners are beginning to explore. But does solar increase or decrease the value of your home? The answer: it depends. There are a few key factors that can determine whether a solar power system will increase or decrease the home you are trying to buy or sell.
Buying vs Leasing
Solar is not cheap. Homeowners have the choice of purchasing a system outright or entering into a leasing contract. If you choose to buy a system it can set you back $12,000-$20,000 for which you may not see a full ROI once you sell the home. Another option is to lease a system.
