As I sit writing this update we are fully into a Boulder County Spring, I mean Winter, I mean Spring, oh what the heck it is May 18th and Snowing Outside. As much as Colorado weather is unpredictable the Boulder County Real Estate market continues to be fairly predictable and moving along.
Inventory has set the tone for our market for the last few years. We continue to have a lack of inventory for both single family and attached dwellings with less than a two month supply for single family and only one month supply of attached dwellings. On the positive side, we are seeing upward movement in inventory with 10.4% increase in single family and strong 25.6% for attached dwellings. We are also starting to see some very nice new construction coming online to ease the inventory pressure. I recently visited the product KB Homes and CalAtlantic are building at Somerset Meadows in South Longmont and was very impressed.
Inventory is only once piece of the puzzle. The other piece is Buyers in the marketplace and fortunately, we still live in one of the most incredible places in the country. Where else can you have snow in the middle of May after you have put all your winter jackets away? Joking aside Boulder, Longmont, Lafayette, Superior, and Louisville still win numerous accolades related to being some of the best places to live in the United States, which attracts people and top level employers such as Google, Amazon, Microsoft, Twitter, and many others. As a result, we saw both Single Family and Attached dwellings sales increase last year.
We may have volatile weather but for now, we can all take solace in a stable, predictable real estate market. Where did I put that darn sweater, I mean bathing suit? What the heck I am going back to bed.
