The big Market news from August 2017 Boulder County stats is that we are finally seeing a jump in inventory. While 25% growth in inventory for Attached and 11% for Detached Dwellings certainly is noteworthy, it’s important to remember how low Boulder’s inventory was to start. While inventory has increased to 1.9 months supply for Attached and 2.8 months supply for Detached Dwellings, a balanced market is closer to 6 months. In other words, we are headed in a healthier direction, but it’s still a Seller’s Market.
Seller’s need to be vigilant. Now, more than ever it’s important to price a home correctly when it first comes onto the market. While Boulder County homes have seen a significant increase in value over the last few years, some Sellers are overpricing homes which often have negative effects on the final selling price.
The highest demand for homes occurs from February through May which drives up home prices. Later in the selling season, as demand evens out, a well-priced home will still quickly in Boulder as evidenced by the decrease in average days on market for both Attached and Detached Dwellings.
However, over-priced homes are sitting longer and selling for less as inventory increases widening the choices for Buyers. That is reflected in the slight decrease of Percent of List Price Received in August 2017 vs August 2016. Homes priced too aggressively often fall prey to the “stale home syndrome.” Once a home in the average price range have been on the Market for a month or more, Sellers are decreasing asking prices and even then, are still accepting offers lower than the asking price. This isn’t just for homes with flaws like foundation or roof problems uncovered by inspection. It’s a general reaction by Buyers.
Buyers tend to be more aggressive in their negotiations when a home has sat on the market. Sellers can help prevent this effect by carefully working with their realtor to accurately price a home not only based on the year’s trend but by looking closely at the month to month trend of sales prices. Luxury homes Sellers do typically take longer to find the right Buyer do to a smaller Buyer pool. Simply put, the number of people able to buy luxury homes is less and it takes time to find the right buyer.
Overall, it’s good news this month. Sellers who prepare properly for the market by staging and pricing a home well still sell homes quickly and benefit from the great growth in values. Buyers finally have more choices and negotiation opportunities. Buyers should not expect Boulder County home prices to fall in the foreseeable future however and buying now will allow them to benefit from the jump in values expected early next year as demand ramps up. It’s still not 100% clear if this trend will continue. The influx of home buyers into the area and limited land left for new home development keeps future predictions hazy.
