Market Insights Boulder County
This month we take a look at the Attached Dwellings in Boulder County and why our Market is as tight as it is. If you look at Attached Dwellings, we are basically experiencing a rocket ship beginning to slightly slow down. Days on Market has increased from 46 days to 53 days. The supply of inventory has moved up slightly to 1.5 Months from 1.2 Months. Keep in mind that historically 6 months is a balanced market. The average sales price has jumped an astonishing 16.3%. Remember, price is a lagging indicator and the Annual Days on market is trending up from 47 days to 63 days, which suggests that things are beginning to slow slightly. 2015 is still staking its claim that it will end up being the peak, from an activity perspective in Boulder County.
When you look at the numbers the question is asked why is our inventory so tight? The next two slides answer this question. New construction is still at a historical low. One indicator used for New Construction is the New Employee to Permit ratio. Historically this has been around 1.2, but recently we have seen 2 and in some cases numbers over 3. This tells us New Construction is lagging Demand. If you look at the Permit shortage for Denver we are 67,000 permits short to meet that demand.
Based on the above indicators expect a slight slowing for the remainder of 2016 and 2017, but remember we are still on a rocket. If you are thinking of Selling, March, April, May, and June of 2017 should be your time. If you are a Buyer now is the time to get in the market before the next spring bump in prices.
