Market Insights Boulder County: Presidential Elections and Real Estate

We are in the middle of election season and emotions are running high. In spite of this the Boulder County real estate market continues to move along. Boulder County continues to see a drop in the number of homes sold with September 2016 posting 15.1% fewer homes sold than in September 2015. The Median price of these homes increased by 15.1%. September did experience a slight uptick for days on market increasing from 54 days to 64 days resulting in an increase of 18.5%.

Inventory continues to be the main contributor to slower home sales in Boulder County. With only 2.3 months of supply there really is very little to buy, but we are also experiencing uncertainty in the market, and historically this has been very common. According to a study of real estate in California going back to 1980, during presidential election years housing prices rise 1.5% less than other years. This trend is increased by the level of uncertainty that exists, or lack of confidence in the potential outcome. No matter what your political party or core values, this years election, for the majority of voters, is very unsettling with both candidates having some of the lowest ratings in history. Historically, the year after an election will see a slight uptick in appreciation when Buyer confidence returns and the outcome of the election becomes yesterday’s news.

There are two items we will have to watch. First, we are experiencing the fourth longest expansion period our economy, though it has been a mild expansion. Second, if we look at the Case-Shiller 20 City Composite vs Median Household Income index we see ourselves approaching 2006 numbers, giving insight that a housing correction should statiscally occur in the next couple of years. So, while the Presidential Election is very important, there are far more poweful forces at play once our emotions get out of the way.

Registration

There have been some important changes so be sure to check if your registration is active here: Verify Registration

Colorado law allows you to register to vote through Election Day. But please note that how you register to vote matters. Register Here

  • If you register to vote by mail or online through www.govotecolorado.com at least 8 days before an election conducted by your county clerk and recorder, the clerk will automatically mail you a ballot.
  • If you register after the 8th day before an election conducted by your county clerk and recorder, you must visit one of the Voter Service and Polling Centers in your county to get a ballot.
  • If you register to vote through a voter registration drive, your application must be submitted no later than 22 days before an election.

How to Vote

By Mail:

All active voters will receive a mail-in ballot. Ballots were mailed Oct 17.

In Person:

  • Vote in-person before Election Day at designated voter service and polling centers starting Oct 24.
  • Vote in person on Nov 8th, Election Day.
  • Find out where to vote in person here.
  • All Colorado voters who vote in person must provide some form of ID. All the forms of ID that show your address must be a Colorado address in order for the form of ID to qualify.

2016 Election Dates

  • Oct 17 – Ballots were mailed to all active registered voters
  • Oct 24 – Early Voting in person starts
  • Oct 31 – Last day to register and still receive a ballot in the mail
  • Nov 8 – Election Day
    • Polls are open 7 AM-7 PM
    • If you’re in line at your polling location by 7 PM, you’re allowed to vote

Track Your Ballot

Boulder residents can sign up at Ballot Track to receive messages by email, text, or phone when your mail ballot has been printed, mailed, and received back by Boulder County Elections during election periods.

Rosemary is a pretty girl! This sensitive dog will benefit from a patient family who can allow her to approach life at her own pace. Her family will be rewarded with lots of cuddles and kisses once she is feeling comfortable. Rosemary would likely enjoy living with another well-adjusted dog. HSBV will only re-home her to a family with children 10 years of age or older at this time.

Meet Liza! This lovely little lady is as sweet as they come! She’s a smart cookie who loves to learn and can’t wait to meet her new forever family. Dia de los Muertos Exhibition, Now-Nov 8 – Longmont Museum
It will showcase original artwork by local artists Carlos Fresquez and Francisco Zamora. Carlos Fresquez Salón de ilegales/Salon of Illegals is a mixed media installation of various landscape paintings and prints. Altars for the dead, created by members of the community, will also be a central part of the exhibit.

Kids Altar Building and Art Catrina Workshop – Oct 22, 2-4pm, Longmont Museum
In this fun and hands-on class kids will build their own miniature altar and create a Lady Catrina artwork and learn about the elements that make these traditions so special. Kids are encouraged to bring a small photograph of a loved one they’ve been missing so that we can celebrate their lives.

Volunteer Sugar Skull Making Day – October 29, 1-3 pm – Longmont Museum
Drop in to this family-friendly event and learn to make sugar skulls! You will help make sugar skulls that will be decorated during the November 5 family celebration. Children will require adult assistance. We will begin making sugar skulls at 1pm and will continue until the sugar runs out! No registration.

Haunt in the ‘Mont is a “21+ business crawl” in Downtown Longmont where ticket holders stop at participating businesses to get a “treat”. 100% of the proceeds of this fundraiser go to The Education Foundation for the St. Vrain Valley and support local schools.
