The constraints of supply and the consistent demand of Buyers continue to drive up values across the housing spectrum in Boulder and around Colorado. In April 2016 as compared to April 2015 the median sale price of Single Family homes in Boulder County rose 13.4%, and increased an astonishing 31.5% for Attached Dwellings. We expect to see demand for homes to continue on a similar path based on three strong Buyer sets moving forward: Millennials, Foreign Buyers, and Investors.
The Millennial Buyer is a little late to the party, but now that they have entered the market they represent the largest Buyer group ever with numbers of over 95 million strong. Considering the last largest generation was the Baby Boomers at 78 million, their impact will be huge.
Foreign markets are still in turmoil so Foreign Buyers see the US housing market as a safe place to park their money. China alone is expected to double its investment to over $218 billion in the US over the next five years.
Lastly, we have never seen such a surge of US investors moving into buying residential real estate. Because stocks remain fairly volatile many investors have started taking advantage of real estate investments and its many tax benefits, even though current CAP rates remain low around 4% to 5.5% in our market. Low-interest rates are giving Investors the leverage to achieve comfortable returns. The markets have responded by making it easier for Investors to invest in REIT’s, Self-directed IRA’s, and Traditional Holdings.

Pets of the Month: Twix & Carly Slay Jepsen
Carly Slay Jepsen has given you her number, and is hoping for you to call her, maybe! She currently has the very important job of evaluating all of the dogs to see how they get along with cats. She does a great job, so if you have dogs, you don’t need to worry about her. Although she is busy working, she is always happy to make space in her busy schedule to visit with anyone who would like to see her. Don’t be afraid to ask the desk for a visit with Carly Slay Jepsen, because she’ll love for you to run away with her!
